A vacant unit only makes money when it is rented again. In Baltimore and Harford County, the gap between move-out and the next lease is usually a cleaning and inspection problem, not a marketing problem.

This checklist is what we use on apartment turnovers: trash-out first, kitchens and baths to inspection standard, floors last, then a final walkthrough. Use it with your crew or send it with the work order.

What a turnover clean actually includes

Turnover is not the same as weekly house cleaning and not the same as recurring janitorial.

  • Move-out clean: one unit after a tenant leaves.
  • Turnover: the unit is cleaned to showing and inspection standard so you can re-rent.
  • Janitorial: ongoing common areas or office schedules.

Apartment turnover cleaning checklist for a vacant Baltimore rental unit

Same-day walkthrough after move-out

Walk the unit the day keys come back. Take photos. Write down:

  • Trash, furniture, or bags left behind
  • Appliance damage or missing racks
  • Carpet stains, pet odor, or wet spots
  • Holes, missing blinds, burned-out bulbs
  • Anything that will fail a Section 8 or in-house inspection

Do this before cleaners start. Otherwise the crew is guessing and you lose a day on extras.

1. Trash-out first

Do not clean around junk.

  • Remove bags, leftover food, and abandoned items
  • Pull trash from cabinets, fridge, and closets
  • Check the balcony, storage closet, and under sinks

Cleaning over debris means you mop twice. Trash-out is step one on every turn we run.

2. Kitchen and appliances

This is where most failed walkthroughs happen.

  • Wipe cabinet fronts and interiors if the scope includes them
  • Clean counters, backsplash, and sink
  • Degrease stovetop, oven interior if scoped, and microwave
  • Clean fridge interior and door seals; leave it dry and empty
  • Wipe appliance handles and the floor under the stove if it pulls out

If the fridge or oven is still dirty, the unit is not inspection-ready.

3. Bathrooms

  • Toilet inside and out, including base
  • Tub, shower walls, doors, and tracks
  • Sink, vanity, and faucet
  • Mirror and light fixture
  • Floor and baseboards in the wet rooms

Bathrooms sell the unit in the first 30 seconds of a showing.

4. Rooms, closets, and high-touch points

  • Dust and wipe sills, switches, outlets, and door knobs
  • Wipe interior doors and closet shelves
  • Empty and wipe window tracks
  • Remove cobwebs from corners and vents

These are the details residents notice after they look past the empty rooms.

5. Floors and carpet last

Do floors after the rooms are wiped down.

  • Vacuum all carpet, including edges
  • Treat visible stains
  • Mop hard floors and let them dry
  • Check for sticky spots in the kitchen path

If you mop first, the rest of the clean tracks dirt back in.

6. Windows, glass, and entry

  • Interior glass in the unit
  • Entry door glass and handle
  • Sliding door tracks if the unit has them

A cloudy slider makes a clean unit look unfinished.

7. Final walkthrough before you call it done

Use the same path a property manager uses:

  • Lights on in every room
  • Smell check (food, pet, cleaner leftover)
  • Under sinks and behind toilets
  • Stove and fridge one more time
  • Floors dry and even

Take after photos. That protects you and the manager if someone questions the turn.

How long a Baltimore unit turn should take

Times vary by size, condition, and whether trash-out is included.

  • Studio / 1 bed, average condition: often same day
  • 2–3 bed with appliances and carpet: plan a full crew day
  • Heavy soil, pests, or hoarding leftover: do not promise a 4-hour turn

Build the schedule off the move-out date, not the listing date. We schedule around your lease calendar so the unit is ready before showings, not after.

What causes failed inspections

The repeats we see in multifamily and Section 8 turns:

  • Grease left on the stove or in the oven
  • Fridge not emptied or still smelling
  • Toilet base and shower track skipped
  • Carpet edges not vacuumed
  • Trash left on the balcony or in closets

A checklist only works if the last walkthrough is honest.
